# Borrowers not set for lower mortgage rates ‘any time soon’, warns expert

David Fell, lead analyst at Hamptons, said: “Financial markets often believe that the Bank of England will move further and faster than they frequently do.

“So, as inflationary pressures have again reared their head in recent months, markets quickly pencilled in a swift response from the Bank.

“Whether or not financial market expectations turn out to be right, they have translated into increasingly volatile mortgage pricing.

“For borrowers, this makes timing the market difficult. While the Bank may ultimately choose to hold rates where they are, the threat of further base rate hikes is pushing fixed-rate mortgage deals higher after months of falls.

“Unless Middle East tensions ease and energy markets stabilise, lenders are likely to remain cautious, with fixed rates remaining elevated even if the base rate stays on hold.

“Borrowers who are more dovish on the Bank of England’s likely response have increasingly sought sanctuary in tracker products, whose rates now sit well below their two and five year fixed-rate counterparts.”
